nanepashemet.com (the "Site") is operated by John Nestor, d/b/a Nanepashemet Real Estate Services (MA Real Estate Broker License #136995-RE-B), under the site name Nanepashemet Services ("we," "us," "our"). We are a real estate brokerage and home renovation business based at 328 West Shore Drive, Marblehead, Massachusetts. This policy explains what information we collect through the Site, how we use it, and **to whom and under what conditions we share it**.  1. Information you give us

You may give us information when you:

- Fill out a form, such as a contact form, a "Get an Estimate" request or a "What's my home worth?" request. This usually includes your name, email address and phone number, a property address, details about your home or project, any photos or files you attach, and your message.

- **Create an account on our home search. Our property search is provided by IDX Broker (IDX, LLC). To save searches, save favorite listings or receive email alerts, you may be asked to register with your name, email address and, optionally, your phone number.

- **Ask about a listing**, for example through "Request More Info" or "Schedule a Showing."

- **Subscribe to our email list.

- **Email or call us directly.

3. Information collected automatically

When you visit the Site, some information is collected automatically by us and by the service providers that run the Site:

- Cookies and similar technologies.

The Site uses cookies to make it work (for example to remember your cookie choice or keep you signed in to your home search account) and to understand how visitors use the Site. You'll see a cookie notice when you first visit.

- Analytics. We use the website statistics provided by our website platform (GoDaddy) [and Google Analytics, if enabled; delete if not used] to see things like which pages are visited, how visitors found the Site, and what type of device and browser they use. This information is reported to us in aggregate.

- Home search activity. If you use the home search, IDX Broker records the searches you run and the listings you view. If you are registered, that activity is linked to your account so we can send you relevant listings and better understand what you're looking for.

- Spam protection. Our forms are protected by Google reCAPTCHA, which collects hardware and software information and sends it to Google. Google's Privacy Policy (https://policies.google.com/privacy) and Terms of Service (https://policies.google.com/terms) apply.

 3. How we use your information

We use your information to:

- respond to your questions and requests;

- help you buy, sell or rent property, including arranging showings and preparing opinions of value;

- prepare renovation estimates and manage projects you hire us for;

- send property alerts and updates you asked for. You can change how often you get them or stop them at any time;

- send occasional newsletters if you subscribed;

- run, secure and improve the Site;

- keep records and meet our legal and licensing obligations.

 4. When and with whom we share your information

**We do not sell your personal information, and we do not rent or trade it to anyone for their own marketing.**

We share information only in these situations:

- Service providers who run the Site and our business for us**, under their own privacy and security terms and only as needed to provide their services. These include:

  - GoDaddy (website hosting, forms, email marketing and site statistics);

  - IDX Broker / IDX, LLC (property search, search accounts, saved searches, alerts and lead management);

  - Google (reCAPTCHA spam protection [and analytics, if enabled]);

  - Microsoft (our business email).

- When you ask us to act for you.   For example, if you ask to see a home, we may contact the listing broker to schedule a showing and tell them we have an interested buyer. If you go ahead with a purchase, sale or project, we may share necessary details with others involved in that transaction or project, such as other brokers, attorneys, lenders, inspectors, appraisers, subcontractors or suppliers. We share only what is needed for that purpose.

- With your consent, in any other situation.

- For legal reasons. We may share information when the law requires it, to respond to a valid legal request, to enforce our rights, or to protect the safety of anyone.

- **If our business changes hands**, information may pass to the new owner, who must continue to protect it consistent with this policy.

 5. Property listing information

Listing information on the Site comes from MLS Property Information Network, Inc. (MLS PIN) through its IDX program and is provided for consumers' personal, non-commercial use in identifying properties they may be interested in buying or leasing. The full MLS PIN notice appears at the bottom of every page. We do not send your personal information to MLS PIN.

 6. Email and text messages

Every property alert and newsletter email includes a way to unsubscribe or change your settings. You can also email jnestor@nanepashemet.com and ask to be removed. We will only send text messages if you have given us your phone number and agreed to be contacted that way, and you can reply STOP at any time. Even if you unsubscribe from marketing, we may still reply to messages you send us or contact you about a transaction or project you are part of.

 7. Your choices

- **Cookies:** you can accept or decline non-essential cookies through the cookie notice, and you can block or delete cookies in your browser settings. Some parts of the Site, such as staying signed in to your home search account, may not work without cookies.

- **Your account:** you can update or delete saved searches and alert settings from your home search account.

- **Access, correction and deletion:** you can ask to see, correct or delete the personal information we hold about you by emailing jnestor@nanepashemet.com. We may need to keep some records where the law or our licensing obligations require it.

- **Do Not Track:** browsers' "Do Not Track" signals are not consistently handled across the web, and the Site does not currently respond to them.

 8. How long we keep information

We keep personal information only as long as we need it for the purposes above, including any period required by law or real estate licensing record-keeping rules. After that, we delete it or keep it in a form that no longer identifies you.

 9. How we protect information

We use reasonable administrative, technical and physical safeguards to protect personal information, including the protections Massachusetts requires for residents' personal information. No website or email system is completely secure, so please don't send sensitive information such as Social Security numbers, bank account numbers or passwords through our forms or by email.

 10. Children

The Site is not intended for children under 13, and we do not knowingly collect personal information from them. If you believe a child has given us information, contact us and we will delete it.

11. Links to other websites

The Site may link to other websites, such as social media pages or listing brokers' sites. We are not responsible for their privacy practices, so please review their policies.

12. Changes to this policy

We may update this policy from time to time. When we do, we'll change the effective date above. Significant changes will be noted on the Site.
